Bathrooms tend to be the most remodeled, repaired, renovated rooms in the home. This is of course because they are the wettest rooms in the house and water is one of the biggest enemies of home building materials. Sometimes the choice to remodel is more about updating your bathroom for style, perhaps new cabinets, jetted whirlpool tub, or change a bathtub to a walk in shower. Proper installation of all bathroom remodeling materials is obviously very important. And choice in materials used can also cut down greatly on regular maintenance needs. Through the years there will still be at least some minor maintenance items. Proper maintenance can help keep needed repairs to a minimum and save money in the long run. Paying attention to areas like the sealant around your bathtubs and shower pans including the wall surrounds, glass enclosures, and where the finished floor meets the bottom edges of the tubs and shower bases. Peeling, cracking, lifting or mildewing at these locations is a sign that water is making it’s way behind these locations and possibly that the proper caulking wasn’t used to begin with. We’re very selective in what materials we use, and knowledgeable about manufacturer’s recommendations.
Another thing to watch for is loose toilets, they should be securely mounted so that the wax seal used to seal that plumbing connection between the toilet and drain flange doesn’t allow water to seep through causing water damage. Your toilet shouldn’t move when pushed side to side. It’s also advisable that the toilet be removed and reset with new wax seal every few years or longer depending on usage as preventative maintenance.
Tile wall surrounds and floors finished with cement based grouts (most widely used in the industry) benefit from resealing with silicone based products on a regular basis. These grouts are not the most water resistant unless properly sealed. The sealant products applied to these grouts do break down over time with regular use and cleaning, and should be re-applied accordingly. There are other grouts available for tile that do not require additional sealing. Epoxy and urethane grouts do cost more initially but may very well save money over time by not needing the periodic sealant maintenance as well as less likely to crack and break out over time.
Proper ventilation in a bathroom is a must. It used to be that bathrooms with just a window would pass code requirements. But now the exhaust fan is required even with a window. We can add the fan during your remodel, and often we’re called on to add or replace a bathroom fan even if the rest of the room is not being renovated. A properly sized fan is important and rated by cfm’s (cubic feet per minute) Too small and it won’t remove enough of the moisture, too big and it will remove more conditioned air than necessary for your comfort.

It can be used with other bathtubs and shower pans, or with matching cultured marble, cultured onyx, cast granite shower pans, bathtubs, and even jetted soaking tubs. There is a variety of matching trim applications, soap and shampoo holders, and molded shower seats. Vanity tops may have molded in bowls of a variety of shapes and sizes for seamless easy cleaning and can also be installed with other drop in sinks.
It’s a relatively maintenance free material that will not mold or mildew, and with proper installation and simple cleaning care will hold up for years and years.
